In today’s competitive real estate market one tool that may make a difference in your offer being selected is a cover letter to the seller. The purpose of the letter is to set you apart from other buyers. Typically sellers are emotionally attached to their home and so including a cover letter with the offer may give you an edge. In today’s market, when it is not atypical for Sellers to receive multiple offers, the advantage that a letter to the seller gives you just might make the difference between your offer being accepted or rejected.
My advice, it can’t hurt to try. When including a cover letter with your offer consider the following:
- Talk about how amazing their home is. Never bad mouth or point our negatives in the letter to justify an offer, look for the positives
- Sellers like to know that their home will be a place of happiness for the next owner so tell them how you see your family living in the home (great holidays, pool parties, watching the kids grow, enjoying the beautiful yard that the sellers have created).
- When touring the home look for common interests. For example, if there are indications that the owners are Cowboy’s fans tell them how great the living room will be for watching the games with family and friends. If they are lovers of watersports then mention that the close proximity to the lake is something that you will enjoy.
- Include a picture of you and your family.
